TEC is an industry leader in the preparation of Lease & Development Conditions (L&Ds). L&Ds have been the subject of heated debate in the architectural profession in recent years. The need to achieve an appropriate balance between prescriptive development requirements and Developer choice is not likely to be easily resolved. TEC pioneered the use of Planning Control Plans and Development Intentions Plans in the ACT. It has used these tools to allow the sale of individual attached townhouse blocks whilst achieving appropriate levels of architectural unity and building coordination.
TEC has prepared a large range of L&Ds for Territory agencies. In addition to the preparation of L&Ds for some 1200 blocks in ‘Metros’, ‘Wells Station’ ‘Yerrabi’ and ‘Palmerston Rise’, TEC has prepared the L&Ds for many other developments in the Gungahlin Town Centre. These include Magnet Mart, Homemakers Centre, Metros mixed use sites, Gungahlin Telephone Exchange, Yerrabi Child Care Centre, a supported housing accommodation site, and a service station & takeaway food site.
